RE: Minor Subdivision — Everwood Third Addition
Introduction
Aspen Grove, LLC has requested approval of a minor subdivision of Outlot E,
Everwood Addition. This is a staged development, and it is necessary to split
Outlot E into two saleable parcels that coincide with the staging plan. The legal
description and parcel survey drawing of the new parcel are attached.
Recommendation
Authorize staff to administratively sign off for recording of a minor subdivision of
Outlot E of Everwood Addition to create the underlying parent parcel for
Everwood Third Addition.

Description for 9 Lots
That part of Outlot E, Everwood, according to the recorded plat thereof,
Washington County, Minnesota, lying northwesterly of the following described line:
Commencing at the northeast corner of said Outlot E; thence South 40 degrees 00
minutes 00 seconds East, assumed bearing, along the east line of said Outlot E
288.21 feet; thence South 16 degrees 15 minutes 00 seconds East, along said east
line 234.59 feet to the point of beginning of said line to be described; thence South
65 degrees 00 minutes 00 seconds West 174.31 feet; thence South 23 degrees 12
minutes 23 seconds West 75.33 feet; thence South 56 degrees 15 minutes 00
seconds West 155.49 feet to the west line of said Outlot E and there terminating.

WHEREAS, Aspen Grove, LLC has requested approval of a minor
subdivision on the property legally described as:
Outlot E, Everwood Addition, Cottage Grove, Washington County,
State of Minnesota
WHEREAS, being a staged development, it is necessary to split Outlot E
into two saleable parcels that coincide with the staging plan.
NOW THEREFORE BE IT RESOLVED, the City Council of the City of
Cottage Grove, County of Washington, State of Minnesota, authorizes staff to
administratively approve the recording of a minor subdivision of Outlot E,
Everwood Addition, to create the underlying parent parcel for Everwood Third
Addition.
