Subject: Development Update
1. Building Permits (provided at the meeting)
2. Commercial Construction Rehab/Remodel:
A. Burger King
The interior remodeling is now complete
B. Taco Bell
The interior/exterior remodeling is about 75% complete. Additionally, they have
completed a few site/civil improvements which will culminate in a mill/overlay of their
parking lot
C. Kok Funeral Home
We anticipate issuing the C/O for this project by early October
D. Rappaport Building (Point Douglas Plaza/former Hollywood Video)
The C/O on the shell will be issued by mid next week. TI’s for AT&T have been
underway/going well. It is anticipated that the TI’s for the two restaurant users will
take about three months
E. American Donor
This new tenant is in the former Ed’s Trophies within the multi-tenant building behind
Target (about 5,000 SF). Their TI’s should be complete in about 60 days
3. Residential:
A. East Ridge Woods
The contractor is scheduled to complete paving of the second addition (35 lots) by
the second week of September
B. Cayden Glen
The infrastructure is substantially complete for this 92 lot subdivision with the first
model home under construction.
C. Swandlund Property/ Riverstone Subdivision
On September 3 Council granted Concept Plan approval for 383 lots on this 160
th
acre parcel located adjacent to Hadley Avenue and 95 Street. This proposed
subdivision is just north of Mississippi Dunes and just south of Thompson Grove.
According to the developer, Capstone Homes, the price points are intended to be
within a $340,000 to $375,000 range.
D. Everwood Subdivision

The 4 and final phase of this subdivision is under construction
E. Oak Cove
The infrastructure for this development will be under construction this fall
4. Infrastructure
A. 2014 Pavement Management
Council scheduled the assessment public hearing. Of note is that our appraisals
support a $4,100 assessment, our estimates were that a $3,100 assessment would
result and after project completion (with great bids) we are projecting a $2,100
benefit assessment will result.
B. 2015 Pavement Management

C. 70/Meadowgrass Semiphore
The bid for this project
D. Michael’s Point Final Lift
Council awarded the final lift contract to Hardrives on September 3.

E. 97 Street Extension
Should anticipated Business Park projects proceed as desired we should anticipate
th
moving forward with connection of the two bifurcated segments of 97 Street with a
bid in the winter for 2015 construction

F. Hadley and 95 Street
As part of the Riverstone Subdivision it is anticipated that both Hadley Avenue and
th
95 Street west of Hadley will be constructed/reconstructed to its final design. This
likely will occur concurrent with first phase build out of Riverstone.
G. Hardwood Lights

Street lights and new trail between 70 and East Point Douglas will be completed by
the end of October
H. Cedarhurst Meadows Park
This Park, between Eastridge Woods and Cayden Glen, has been moving slower
than expected. We anticipate a grand opening next spring
I. Camel’s Hump
It has been anticipate that the park overlook would be constructed in concert with the
Oak Cove subdivision. However, due to price escalation we will rebid that work this
winter for spring construction
J. Sunnyhill Park
This park, on the east side of the Pine Cliff subdivision, has just been seeded. The
grand opening will be in the spring
