Development Update
Construction activity occurring within the City of Cottage Grove has added a total commercial
valuation of $51,486,623 YTD. In November, permits were issued for the Aldi interior remodel project
at 9010 Jamaica Avenue South and the interior remodel for the American Agco project at 7900 97th
Street South.

Year to date, the Building Division has issued 64 new home permits, with a total valuation of
$20,494,687.
Current Project Specific Updates
Up North Plastics
The plumbing permit for Up North Plastics was issued with a valuation of $77,500. The roof and
pouring of the floor have been completed. Installation of the exterior wall systems has started.
Premier Storage
At the Premier Storage project, they are currently constructing the exterior walls for Building #1;
completed the slabs for Buildings #2, #3, and #4; and power washed the interior of the old Rush
building in order to begin the installation of the storage separation walls.
Church of St. Rita
The underground plumbing, roof, and exterior sheathing have been completed at the Church of St.
Rita.

Werner Electric
The Werner Electric project is substantially complete.
American Agco
The contractors for the American Agco project are constructing the interior racking and have
completed the final grade and landscaping. The pumping station is near completion. The feed silos
have yet to be installed.
Renewal by Andersen
The Renewal by Anderson office project is in the finishing stage. The concrete floor for the
warehouse was recently completed, and they are working on the roofing.
Upcoming Projects
Hillcrest Development Environmental Assessment Worksheet – Case EAW2015-041
Hillcrest Development LLC has applied for an Environmental
Assessment Worksheet (EAW) for development of the
Southeast Industrial Park, which will entail the development of
38.72 acres of land guided for Industrial use. The land in
question is generally bordered by the Canadian Pacific Railway
and Highway 61 to the north, Hamlet Park to the west, and 91st
Street to the south. The site is predominately non-native
grassland with a small amount of woods on its western
boundary. Complete development of the site could result in
construction of up to 560,000 square feet of industrial space,
depending upon the future user. The Planning Commission
recommended that the City Council find that there is a negative
need to prepare an Environmental Impact Statement (EIS) for the
Southeast Industrial Park Industrial development and associated
subdivision, and that the EAW was sufficient to ascertain the
negative need to prepare an EIS based on the established
findings. The City Council will take final action at their meeting on
January 20, 2016.
Stewart Addition – Cases PP2015-042, V2015-043, FP2015-044
Stu-Mac Properties applied for a preliminary plat for Stewart Addition, which will create five rural
residential lots, a variance to lot depths, and the final plat for the development. This subdivision
will be located at 9866 Kimbro Avenue South. The Planning Commission unanimously (5-to-0
vote) recommended approval of the preliminary plat and variance applications. The City Council
will take final action on all three applications at their meeting on December 16.

Glengrove Industrial Park 6th Addition
The City of Cottage Grove applied for a preliminary plat and final plat for Glengrove Industrial Park
6th Addition, which is located on 63.442 acres of land between 97th Street and 100th Street, east
of Hemingway Ave. Three industrial lots are proposed to be created. The Planning Commission
will hold the public hearing on this application at their meeting on December 21.

Garden World
APPRO Development has applied for a site plan review and conditional use permit for a 43,560
square foot greenhouse, a 38,400 square foot warehouse, and a 4,187 square foot office for
Gardenworld, Inc. on nine acres of land located on the southeast corner of Hemingway Avenue
and 97th Street, which is part of the proposed Glengrove Industrial Park 6th Addition plat. The
applications will be on the December 21 Planning Commission agenda for review and public
hearing.
DeMori’s
DeMori’s has applied for a conditional use permit for a restaurant with liquor to be located at 8463
East Point Douglas Rd. (Jamaica Square Mall), a variance to parking requirements, and a site
plan review of the proposed restaurant and parking area. The Planning Commission will review
the applications and hold the public hearing at their meeting on December 21.

Hotel RFP
On October 28, the City of Cottage Grove and Economic Development Authority sent out a Request
for Proposals for development of a 75 to 80 guest room multi-story hotel on a 1.67-acre vacant
commercial property owned by the City, located at 7855 Harkness Avenue South. The Request for
Proposal for Development and Operation of a Hotel can be accessed at: http://www.cottage-
grove.org/docs/cg-hotel-rfp-2015.pdf. The deadline for submittal of proposals was November 27,
2015. That deadline has been extended to December 11. The City has received interest from several
entities about this RFP.
