HomeMy WebLinkAbout2017-08-14 PACKET 07.D To: Parks, Recreation and Natural Resources Commission From: Zac Dockter, Parks and Recreation Director CC: Date: August 9, 2017 Subject: Calarosa Development Introduction Lennar homes is finalizing the development agreement for the Calarosa neighborhood located north of 65 Street and east of Ideal Avenue South. Within the housing development is recommended park th improvement and land dedication proposals for the Commissions review. Background The Calarosa development would complete the second and final phase of Sunnyhill Park. The park expansion would include an open turf play field, picnic shelter, pond, natural areas, sidewalks and landscaping. The plan proposed in the developer’s agreement is as designed in the original Sunnyhill Park Master Plan with minor modifications. In addition to the Sunnyhill Park expansion, there are two additional outlots that will be received by the City. These will act as trailway corridors, passive open space and ponding areas. Net buildable land for the development is 20.16 acres which results in a park land dedication (10%) of 2.02 acres per City ordinance. According to the current plan, the City would receive 1.70 acres of park land. The remaining balance would be taken in a cash equivalent of approximately $37,500. Those dollars would be placed in the park trust fund for future park development projects.
